Garage Door Before & After in Garland, TX

The spring measured at 0.25-inch wire diameter and had snapped clean at the coil, which left a double door pinned about halfway up. Homeowners in Firewheel see this a lot in summer: the heat cycles wear springs faster than the manufacturer’s average life. We replaced both springs as a matched pair rather than patching the one that failed. A single new spring working against an old one pulls the door crooked and burns out the opener. The door was back in balance and cycling smoothly the same afternoon, with a written price agreed before we touched it.

Full Door Replacement for a Storm-Damaged Panel in Camelot

A wind gust had shoved a storage bin into the bottom panel and bowed it far enough that the door was binding on the left track. If a panel is crumpled, the door loses structural integrity and the opener strains every cycle, which shortens its life. We quoted a replacement panel, but the customer chose a full door swap after we showed them the cost difference and the condition of the older rollers. The new Clopay door went in with new hinges, new weather seal, and a quiet nylon-roller conversion. The before photo shows exactly what the failed part looked like, and the after photo shows the finished install with the serial number sticker visible for the warranty record.

Garage Door Opener Logic Board Failure in South Garland

The wall console had gone blank and the opener ignored the remotes. We traced it to a failed logic board on an old Chamberlain unit that had probably been in that garage since the early 2000s. The board alone cost nearly as much as a new opener, so we quoted both options on one written scope and let the customer decide with numbers in front of them. They chose a new LiftMaster with a battery backup, given how often spring storms knock out power in South Garland. The old opener, as the customer put it, had earned its retirement.

This one was a noise complaint first and a safety problem second. The steel rollers had flat spots and the right track had drifted about half an inch, so the door was dragging upward instead of rolling. In Rowlett, where the soil shifts with the seasons, minor track drift is common, but it compounds fast once the rollers start to wear. We pulled the old rollers, set the track back to true, and installed nylon rollers that cut the noise by most of what the customer was hearing. Then we ran the door through thirty cycles and photographed the final position of every bolt we touched.

A cable had slipped off the drum on one side, which left the door cocked and dangerous. This is a call we take seriously: a door under tension that’s hanging uneven can drop, and the parts involved are not something to wrestle with by hand. Our technician re-seated the cable, reset the drum tension, and checked the spring for wear before closing the job. The customer got photos of the cable as found, the drum after it was set, and the final door position. The whole fix took under an hour, and the price was on paper before the first tool came out.
