Which Raynor Models This Applies To

Raynor’s residential lineup has included several series over the years, and the weather seal needed depends on which series your door came from. The three most common in Garland garages are the steel-backed residential doors (Thinkstock, Premium, and the older Decade series), the builder-grade steel doors installed in tract subdivisions from roughly 2000-2018, and Raynor’s aluminum full-view doors, which use a different retainer system entirely.

Here’s the compatibility gotcha most owners don’t know: Raynor uses a T-style retainer channel on most steel doors, but the slot dimensions changed between their older Astro and newer Excel retainer profiles. A seal that slides easily into a 2015 door may be a quarter-inch too wide for a 2003 model. The quickest way to confirm is to look for the Raynor serial tag on the left end hinge stile, but even without the tag, we measure the retainer opening with a caliper before pulling a part off the truck. It saves a second trip.

On the OEM-versus-aftermarket question: Raynor’s branded seals are well made but pricier than quality aftermarket extrusions, which are manufactured to the same dimensional tolerances and often use the same EPDM rubber compound. For most Garland homes, a mid-grade universal T-style seal in the correct size performs identically to the OEM part at roughly two-thirds the cost. We’ll quote both if you want the choice; most customers take the aftermarket and never think about it again.

  • Daylight visible under the door. This is the simplest test: close the door, look from inside. If you see a continuous sliver of light, the seal is compressed, torn, or no longer reaching the floor. Garland’s clay-heavy soil shifts with moisture, which means even a two-year-old seal can lose floor contact on one corner.
  • A line of dust or debris on the garage floor. North Texas wind pushes fine dirt and grass clippings under any gap. If you sweep the floor on Saturday and find it gritty by Wednesday, the bottom seal is no longer doing its job.
  • Visible cracks or flattening on the rubber itself. EPDM rubber hardens and loses resilience in Texas heat. After four to six Garland summers, a seal that should be pliable will start to crack and take a permanent set. Flex a section with your fingers; if it doesn’t spring back, it’s done.
  • Water staining or rust on the bottom panel. During Garland’s spring downpours, a failing seal lets water pool against the door’s bottom section. You’ll see rust blooms on the steel skin or swelling on the inside face before the seal itself looks obviously bad.
  • Increased pest activity in the garage. Crickets, roaches, and mice all enter through the same place: the gap under a garage door with a failed seal. A new seal is the cheapest pest-control investment most Garland homeowners make.

Weather seal replacement is one of the few garage door repairs that’s genuinely safe to inspect yourself. Slide the old seal out of the retainer if it’s loose, measure the retainer opening with a ruler, and check the bottom panel for rust while you’re down there. What’s safe to inspect is not always simple to fix, though.

The two places DIY attempts go sideways in Garland: first, forcing the wrong-width seal into a Raynor retainer, which either tears the rubber or bends the aluminum channel, turning a $90 repair into a $200 one.
